How much is the rent?
No Hidden Costs! Please email or call if the stay is less than
a month for different rates.

Can we view the suite?
We will try to arrange for viewing of the suite if possible as to respect the guests/tenants' privacy that maybe currently occupying the suite.
Be aware of Scam/Fraud landlords, always a safety precaution to insist on
viewing the suite. If you are from out of city or country, try to get a relative
or friend that is in Vancouver to arrange a viewing.
How do I reserve an
apartment?
We will first require a
Rental Application filled out and approved.
For staying 3 month or less, please use
Rental
Application Short-Form. Once the application is approved, we require a refundable deposit of 1/2 month's rent.
Deposit payable
via wire transfer($10 additional service charge), Canadian Cheque (No Fees) or Bank Draft
(No Fees). Once we receive
your deposit, an email confirmation will be sent to you together with
information on check-in procedures. **We now accept deposit via Paypal.com, note
that fees applies using this method. (Example: CDN$1,000 sent by Paypal using
Visa/Mastercard would have a CDN$29.30 (2.9% + CDN$0.30) fee, at checkout, the security deposit
will be refunded also via Paypal in the amount of CDN$1,000-CDN$29.30 =
CDN$970.70).
If you are in Canada and uses web banking, you can use your Bank's Interac Money Transfer Service ($1.50 per transfer) to transfer the deposit to us. Check with your bank on whether it is available. Most Big 5 Banks have this service.
***Note that we will reserve/block off your dates on a 1st come 1st serve basis on deposit received***
***There is a CDN$25 administration fee if
cheque provided is Insufficient Fund (NSF). Subsequent funds must be in Cash or
Certified Cheque/Bank Draft.***
What is the minimum length of stay?
We require a minimum stay of 1 month. The tenancy can begin on
any day of the month. Any additional days after the first 30 days is charged
base on
a our or weekly rates. For example, if you stay for 35 days, you will be charged for
1 month plus 1 week. We will always require a Fixed Rental
Agreement even for short stay.
Rental
Agreement are standard forms used by the Residential Tenancy Office in
British Columbia.
Are Taxes and Utilities included in the
price?
We are not required to charge tax. Water & Electricity is
included (Extra if exceed $50/month).
Is my deposit refundable?
A deposit of
1/2 month's rate
is required to reserve your apartment, refundable if you
cancel at least 45 days before your lease begins less $100 to cover
administrative costs. This amount also serves as your damage deposit and is
FULLY refundable subject to inspection at the end of your lease. In accordance
to the Residential Tenancy Act in BC, deposits are to be returned within 2 weeks
after the end of Tenancy. We usually return Deposits at time of check-out if you
are out of country guests. Rent is non-refundable. Your deposit
will be forfeited and your booking considered cancelled if you do not show up
for check-in and we do not hear from you after 48 hours beginning noon of your
check-in date.
*Note that the deposit cannot be applied to the rent when check in, security deposit must be held till after checked out.
*We expect the suite to be in the
condition/cleanliness at time of check in when you check out. Otherwise,
cleaning fees will be charged and/or deducted from the deposit at checkout.
(Cleaning fee will be $100/hr)
Is smoking allowed?
Smoking is strictly prohibited in the apartment, on the patio/balcony or anywhere in the
building and common grounds. Please be advised that any evidence of smoking will
result in a forfeiture of the entire amount of your deposit.
Are pets allowed?
Pets are not allowed in any of our suites. Please understand due to guests with
allergies, we do not allow pets in any of our suites.
How many people are allowed in an apartment?
One bedroom suites can
accommodate up to 2 persons and a child.
Three bedrooms suite can accomodate up to
6 persons.
What are the check-in procedures?
Complete check-in procedures will be emailed to you as soon as your deposit is
received. You will find directions and addresses of all our locations on our
website. Upon check-in a Residential Tenancy Agreement will be presented to you
together with all the required keys. This agreement does not include any
conditions not already mentioned on our website. Please email us should you
require an advance copy of the agreement. You can check in at any time of the
day or night. Your first month's rent is due when you check-in. 2 pieces of ID
including a photo ID (passport, driver's licence) will be required at this
time. You can pay by cash or cheque.
What is the checkout time?
Checkout time is Noon on the last day of your lease term. Please give us
advance notice should you require a late check-out. We will do our best to
accommodate you although it is not always possible.
*You will not need to wash the sheets, towels when you check out, however, the
suite should be cleaned in the condition when you checked in. Cleaning fees of
$80/hour will be deducted from deposit if suite need to be cleaned to the
condition when checked in.
What is included?
Our fully furnished suites include all bedding, warm quilts, linens and towels,
an iron and ironing board, an initial supply of toilet paper, soap and
detergent, complete kitchen utensils including a microwave, toaster and coffee
machine, safe deposit box, a TV and DVD player and most other basic day to day items for your
convenience and pleasure. Our suite also include a clothes washer & dryer
in-suite. Do let
us know should you need anything specific in addition to what's mentioned.
*This is a self-
serviced suite so we do not provide daily room cleaning and room service.
What about TV, Telephone & Internet?
Local HD TV
stations (~6 channels) are also included. Telephone &
Internet is not included. To include Internet & Telephone, it would be $80 per
month extra.
What about parking?
Secure underground parking at no charge, note that parking is first come first
serve in the visitor parking area in the secured underground area. However,
there are usually plenty of parking on the side streets around the building.
How is the Building/Suite security?
Buildings have the
latest security features includes: Secured swipe card entry to front lobby,
elevator will only accessible to floor where your suite is located by swiping
card in elevator. 2 garage gates to access (with remote) underground brightly
lit parking space. Suite located on higher floors so not easy to climb up to the
balcony. Entrance door to suite is pin # coded entry with code change for every
new tenant.
